Individual House Decoration/Alteration
1. It is to our mutual benefit to keep our Estate in good decorative order. In order to achieve a coherent and pleasing external appearance, any deviations from the following visual external standards must be submitted by the Owner to the Estate Manager, at least 2 months before alterations are planned to commence.
a. Roof.
Blue tiles to match the other houses.
b. Walls.
White, to match the existing houses.
c. Window Frames.
Dark Bronze externally to match the existing houses.
d. Fencing/Balustrades.
The same shape and form to match the existing Estate Standard and painted black.
e. Miscellaneous.
Any feature, which might be considered detrimental to the general outlook of the Estate, or attract undue Government attention.
2. Any external features or services must be carried out in a neat, workmanlike, safe, and aesthetically acceptable manner. This is particularly applicable to external wiring, conduits, drainpipes, gutters, satellite dishes etc. External wiring should be neat and unobtrusive.
3. The Estate Manager will seek the Management Committee’s confirmation that they have no objection to alterations proposed. Note that this statement of ‘non objection’ from the Management Committee is not intended, and must not be construed, as confirming compliance with HK Laws or providing a guarantee that an individual Owner on the estate will not object. Therefore for all alterations Owners are advised to seek expert advice as to whether their proposals are compliant with HK Building Ordinance and the DMC.
4. The person for whom the work is being carried out must inform the Estate Manager who will arrange for Octopus Security Access cards, and ensure they are aware of noise restrictions.
